Inside you will find timber and hybrid boards standing on the display wall, so you can look at a full-length plank instead of a 100 mm sample; laminate and hybrid ranges laid out flat; carpet in wool and solution-dyed nylon; and rugs on the floor where you can walk on them. Take any sample home. Colour under your own light at six in the evening is the only test that counts, and a board that reads warm under showroom LEDs can read grey in a south-facing Frenchs Forest living room.

Flooring for Northern Beaches homes

Much of Belrose, Frenchs Forest, Forestville and Davidson was built between the 1960s and the 1980s, and a lot of it sits on a suspended timber floor over bearers and joists rather than a concrete slab. That changes the job in three ways, and it is worth knowing before you get a quote.

First, preparation. A timber subfloor usually needs a plywood underlay sheeted over it before hard flooring goes down, and older joists often have movement or a spring to them that has to be dealt with first. On a slab you level; on timber you sheet. They are different costs and different timelines, and a quote that does not mention which one you have has not been done properly.

Second, humidity. Within a few kilometres of the water, indoor humidity swings much harder between a wet winter week and a dry northerly in February than it does out west. Timber moves with it. Solid timber moves most, which is why we rarely recommend it here. Engineered timber, with a real oak wear layer over a cross-laid plywood core, moves far less. Hybrid moves least of all — its rigid core is dimensionally stable and completely waterproof, which is exactly why it has become the default across the Beaches.

Third, acclimatisation. Any timber or hybrid product should sit inside the room it is going into for 48 to 72 hours before it is laid, so it settles to the humidity of that house. Anyone who delivers in the morning and lays in the afternoon is setting you up for gapping in summer and cupping in winter. We build the wait into the schedule.

Salt air is worth a mention too. It does not attack the flooring itself, but it does shorten the life of cheap fixings and cheap trims, and it is harder on doors and thresholds in homes closer to the water at Dee Why, Mona Vale and Newport. We use fixings suited to it as standard.

Not every job needs all of it. We measure first, tell you which items apply to your house, and put them in the quote as separate lines rather than folding them into a per-metre figure you cannot check.

Do you install across the whole Northern Beaches?

Yes — from Manly up to Palm Beach, and west to Frenchs Forest, Davidson and Terrey Hills. The Belrose showroom is the base for all of it.

What does the free measure and quote actually involve?

We come to you, measure every room, check the subfloor, and give you an itemised written quote with any preparation listed separately. No charge, no obligation, and nothing is ordered until you say so. Book a measure and quote.

How much does flooring cost in Belrose?

It depends on the product, the floor area and what is under the existing floor, and we would rather give you a real number than a range you cannot rely on. Bring your rough room dimensions into the showroom and we will talk you through it on the spot, or book the free measure and we will put it in writing, itemised.

How long does an installation take?

A typical three-bedroom home is two to four days for hard flooring and one to two days for carpet, once preparation is done. Boards need 48 to 72 hours in the house before laying, so allow for that at the start of the schedule rather than at the end.

Do I have to take up my existing floor first?

No — we can remove and dispose of it for you. Tell us what is down there at the measure so it is priced properly on the quote rather than added on the day.

Can you lay over existing tiles?

Usually yes for hybrid and laminate, provided the tiles are sound and reasonably level, and it saves you a demolition day. We check it at the measure. We will not lay over something that is going to telegraph through in six months.

I am in an apartment at Dee Why or Collaroy. Is there anything extra?

Most strata buildings on the Northern Beaches require an acoustic underlay to a specified rating, and many require written approval before work starts. We have done this many times along that stretch and can tell you what your building is likely to ask for.

Is the Belrose showroom the same business as Castle Hill?

Yes — two showrooms, one business. Stock and pricing are the same at both. Belrose covers the Northern Beaches; Castle Hill covers the Hills District.
