Residential projects

Real Sydney homes, real floors.

Hybrid, laminate, engineered timber and carpet, from North Narrabeen to Marsfield. Each project shows the product, the rooms it runs through, and the detail that made the job.

Floating hybrid flooring through a living room with bay windows, installed by Payless Flooring and More

The projects

Recent homes, room by room.

North Narrabeen · Laminate

One grey oak floor from the front door to every room.

The cool grey tone picks up the light from the shutters and keeps a coastal home bright, with one floor running from room to room.

Marsfield · Hybrid

Soft oak through the kitchen, living area and hallway.

A neat trim at each doorway joins the new floor to the original timber boards.

Belrose · Hybrid & stairs

Blackbutt up the stairs and through the living area.

With light coming through the sliding doors, the boards read warm and bright. Wall-to-wall carpet finished the rest of the home.

Upstairs · Carpet & stairs

Carpet from the first step to the back of the robe.

The whole upstairs is now one soft, quiet floor, and the carpet runs right into every wardrobe.

Bay windows · Hybrid

Every angle of a bay window is its own cut.

The boards run towards the windows. Every edge keeps the expansion gap a floating floor needs, hidden under the trim, and a slim trim meets the existing tiles in the hallway.

Newport · Engineered timber

Glued down, so it feels like solid timber.

Direct stick bonds every board to the subfloor, so the floor feels firm and quiet. The subfloor was checked for flatness and moisture at the measure, before a board went down.

Rental · Carpet

Carpet to the back of every wardrobe.

A strip of bare floor inside a robe is the first thing a new tenant sees. Our advice to landlords doesn’t change: durable mid-grade beats premium in a rental.

Connected rooms · Laminate

The same boards through every connected room.

One floor across connected rooms makes a home feel larger, with no change of colour at each doorway.

Floating floor · Laminate

Laminate moves, so we leave it room.

As the humidity rises and falls, a floating floor expands and contracts a little. The gap at the walls, hidden under the skirting or scotia, stops it from lifting.
